The essentials
What is a government-backed mortgage?
FHA loans are insured by the Federal Housing Administration and can permit lower down payments with mortgage insurance. VA loans are guaranteed for eligible servicemembers, veterans and certain surviving spouses and generally do not require monthly mortgage insurance. USDA programs support eligible rural properties and income-qualified borrowers.
Program eligibility does not replace lender underwriting. Compare rate, upfront and ongoing insurance or guarantee fees, property standards, seller concessions and refinance options against conventional offers.
How it works
- 01
Confirm borrower and property eligibility for the chosen program.
- 02
Use an approved or participating lender.
- 03
Compare program fees and monthly cost with alternatives.
- 04
Complete program appraisal or property requirements and ordinary mortgage closing.
When it can—and cannot—make sense
Potentially useful when
- Eligibility creates a genuine affordability advantage.
- The property meets program rules.
- Insurance or guarantee fees are understood.
- The borrower compares more than one lender.
Pause when
- The program name is treated as a guarantee of approval.
- A seller or lender inflates price or fees around low down payment.
- The borrower ignores lifetime mortgage insurance.
- Property or occupancy rules do not fit the plan.
Costs and risks to count
- Interest and lender closing charges
- FHA upfront and annual mortgage insurance
- VA funding fee unless exempt
- USDA guarantee and annual fees
- Taxes, insurance and program-required repairs
Program rules come from HUD/FHA, the Department of Veterans Affairs and USDA Rural Development, alongside generally applicable federal mortgage protections.
